Cotality’s Research Team reports a very strong spring-selling season nationally for 2025. Director Tim Lawless recaps the year:

“…housing values have shown a strong response to the 75 basis points of cuts delivered this year. Higher home values have been supported by a boost to borrowing capacity and sentiment, but also by persistently low supply levels against above-average levels of demand.”

Other takeaways:

  • “Cotality’s national Home Value Index is up 7.2% since February, a clear sign that buyer demand is continuing to outweigh supply.”
  • “Australian residential property sellers enjoyed their highest rate of profitability in over two decades during the September 2025 quarter, according to Cotality’s latest Pain & Gain report.”

Cotality’s ‘Best of the Best’ report for the 12 months to September 2025 featured a few local suburbs.

National Top 10 Performers – Regional

HOUSES:

Bar Beach ranked eighth nationally for ‘Most Expensive Suburbs,’ with 10 properties sold in the twelve-month period to September, equalling a median value of $2,365,000.

UNITS:

Swansea ranked fifth nationally (and topped the list for NSW) for ‘Highest 12-month Change in Rents’ at 16% (median $612 per week).

Regional NSW Top 10

UNITS:

Newcastle third for ‘Highest Total Value of Sales’ with 194 units sold and a median price of $1,009,000.

Most Expensive Suburbs’: Maryville, third with 16 sales equalling a median value of $1,243,000. Newcastle East, fifth with 16 sales equalling a median value of $1,200,000.

Jesmond, third for ‘Highest 12-month Change in Values,’ up 15.9% with a median value of $570,000.

Swansea topping the list for ‘Highest 12-Month Change in Rents’ (as detailed above). Nelson Bay, fifth, up 11.2% ($541 per week).

HOUSES:

Bar Beach, third for ‘Most Expensive Suburbs’ (as detailed above in national). Also on the list, The Hill in sixth position, The Junction, tenth. Their median values: $2,202,000 and $2,087,000, respectively.

Lochinvar, fourth for ‘Highest 12-month Change in Values,’ up 22.1% with a median value of $948,000. Woodberry in tenth, up 20.9% with a median value of $674,000.

Jesmond third for ‘Highest 12-month Change in Rents’ at 13% ($674 per week). Birmingham Gardens also placed eighth at 11.2% ($579 per week).


Locally, Newcastle and surrounding LGAs experienced a strong spring-selling season, generally peaking in October.
