February showed a traditional rise in new listings, total active listings, and sold properties across all four local LGAs (Newcastle, Lake Macquarie, Maitland, and Port Stephens). However, we are still seeing constrained inventory levels continuing on from last year. All LGAs reported their lowest active listings for February compared with the last four years of data available to us (802 for Newcastle in Feb vs. 936 in 2025 and 985 in 2024; 1,106 for Lake Macquarie vs. 1,329 in 2025).
Median days on market fell across Newcastle, Lake Macquarie, and Maitland, their lowest for February in 4 years, with Newcastle lowest at 26 days.

Joining our sales team last week was Evelyn McCaig-Matthews, Sales Associate to Peter Aloupis. Originally hailing from Canada, Evelyn has been working as a buyer’s manager and sales associate in Newcastle since relocating here two years ago.
Evelyn loves our coffee culture and the warm sea change. You can’t swim the cold pebble beaches of her hometown in New Brunswick—unless you’re the cold-plunge type. (She’s not.) But it is a winter playground; Evelyn’s a keen snowboarder and ice hockey player.
“You get snowed in a lot in the winter. And on a good winter’s day, maybe -10°C, people start wearing shorts.”
