Looking back over the last 40 years of Australian property values,
“2025 ranked 11th highest for annual growth, reinforcing the market’s historical strength,”
according to property economists, Cotality. They report only six periods of decline in the last four decades (2022 was the last, following a hot covid market). And the strongest years?
1988: 31.2%
2021: 24.5%
2003: 18.1%
2001: 15.9%
1987: 15.3%
Other takeaways:
– “Median time on market was 27 days nationally, down from 29 days a year ago.”
– “Total advertised stock nationally was 15.8% lower than a year ago in December and 20.6% below the five-year average for this time of the year.”
Low supply was reflected in local data across local LGAs. New listings were down 15% in December for the Newcastle LGA compared to 2024 (however, still higher than in 2023). (Note: New listings were 3% higher in November compared with 2024.) With total active listings also down significantly from the previous two years, paired with decreased median days on market and significantly increased median home values, we are seeing demand outstrip supply.
Lake Macquarie LGA’s new listings were higher in December than in the last two years, though overall active listings are still down. This reflects how well Lake Mac cleared its stock in October and November over a hot spring-selling season. The Maitland and Port Stephens LGAs tell similar stories. (Note: The Maitland LGA sold significantly more property in 2025 than in the previous two years.)

2026 OUTLOOK
Realestate.com.au (REA) economists are “expecting home values to reach new record highs around the country in 2026 though the rate at which prices are going to rise is not expected to be as strong as what we saw in 2025” (REA Senior Economist, Anne Flaherty).
Two local suburbs featured in REA’s Hot 100 for 2026:
Broadmeadow — “recently… rezoned by the NSW government, enabling up to 3,200 new homes to be built on state-owned land and supporting more than 2,000 new construction jobs.”
Charlestown — “Home “to the Hunter region’s largest shopping mall and just 10 km southwest of Newcastle’s CBD, Charlestown is strategically placed for growth.”
